Rental Criteria
1. Income*: We require a gross household income of 3x the rent amount or 3x your portion of the rent for income
2. Credit score*: Credit score of at least 600 from one of the applicants
3. Rental History*: We look for at least 3 years of formal rental history
4. Background and credit check: each applicant must undergo a background and credit check
5. Lease Length: All of our rentals are a 1 year lease term unless stated otherwise
*Should you not meet this criteria, you may be asked to get a cosigner. The cosigner needs to meet all of the criteria and qualify on their own.
Please note: You cannot have any evictions in the last 10 years and multi evictions will not qualify.
When submitting an application, please make sure you attach the following:
1. Valid photo ID - license, passport, visa, or a non-driver identification card.
2. Proof of income document(s) with your name on it - tax return, w2, paystubs, vouchers, benefit letter, offer letter, etc.)
3. Vet records (if applicable) - if the pet is an Emotional Support Animal (ESA) or a Service Animal please note that on your application and attach a letter stating as such (if its an ESA).
Based on the size of the apartment you are interested in, the pet policy is as follows:
- Studio - 1 pet max (dog, cat, rabbit)
- 1 Bedroom - 2 pets max (dog, cat, rabbit)
- 2+ Bedrooms - 3 pets max (dog, cat, rabbit)
Small caged animals may be considered (hermit crab, hamster, bird). Limit ONE.
10 gallon fish tanks OK - nothing bigger.
If your pet is an ESA or Service animal, that information must be attached to your application
The following pure/mixed/cross breeds are on our insurance agencies’ “do not fly” list:
- Pit Bull Terrier
- Staffordshire Terrier (and Staffordshire Bull Terrier)
- Rottweiler
- German Shepard
- Presa Canario
- Chow Chows
- Doberman Pinschers
- Akita
- Wolf-hybrid
- Mastiffs
- Cane Corso
- Great Dane
- Huskies
Wild or dangerous animals, and exotic animals such as ferrets are not allowed.
We reserve the right to have any pet removed from the property if it is determined that the pet poses a threat to the safety or condition of the property or any people in the property or community.
Our properties are all strictly no smoking on the premise. The use, possession, and cultivation of marijuana in ANY form on the premises of our properties are strictly prohibited. This includes medical marijuana.
What if my credit score is below 600 but my co-applicant has a credit score higher than 600? Should you be applying with others, one of the applicants in the group needs to meet the credit score requirement of 600 or higher. Should no one in your application group meet this requirement, we will require a cosigner.
Do family and friends count as formal rental history? No. Formal rental history is when you were in a lease and renting from someone that is not a family member or friend. Dorm rooms do not count as rental history either.
I am currently a homeowner and haven't rented in years, will I need a cosigner? Not necessarily! We do count homeownership as formal rental history!
If I am applying with a group, only the head of household needs to submit an application right? We require everyone over the age of 18 that will be living at the property to submit their own application.
How long is my application kept on file? We keep applications on file for 6 months.
How long to applications take to process? Applications take 4-5 days to process should all materials be included.
Do you accept Section 8 and other housing assistance? Yes we
do!
Do you go off of net or gross income? We look at gross household income!
Do you offer virtual showings? Yes! On the listing we have a link to take a 3D tour of that space! You can view those at any time!
If I really like a unit, can I sign a lease without a showing? We highly recommend seeing a place in person before signing a lease.
